The real estate credit is a financing by loan intended to cover whole or part of a real purchase, an operation of construction, or work on an existing real estate. This activity was created in France in 1971.

Types of goods concerned

It generally relates to a housing ( ready habitat ), used by the owner either for his main home or secondary, or to rent it with a third. It can also relate to an investment property de in its totality, or of the real estate of company.

Usual characteristics

A real estate credit is generally:

  • established in the form of Ready of a precise amount (still that there exists also in particular cases of the formulas of credit line real estate which can be used by pullings inside a total ceiling)
  • granted by a Banque or a specialized financial institution.
  • established on a lasted long (several years or decades) except in the event of Loan-relay covering one period of waiting between the purchase of a real estate and the resale of another good where another awaited financial re-entry)
  • with Taux fixes on all the Durée of the real loan (it is at least the case more running in France), or revisable Taux.
  • related to a personal capital contribution. However, a financing of the totality of acquisition (cost of acquisition of the good + fresh of notary + cost of the guarantee) is always possible.
  • refundable by constant monthly payments
  • with a guaranteed of loan on the good financed
  • accompanied by a Life insurance disability on the borrower, of fresh of file
  • limited to part of the value of the good, in general a Personal capital contribution located between 10 and 30% is required.

The Taux Global manpower (TEG) is the total costs of the loan granted annual the expressed as a percentage expressed borrower of the amount of this loan. The TEG is calculated starting from the nominal rate. It is the indicator of the overall costs of your loan.
